A visual assessment of the property allows our Certified Mold Inspectors to evaluate the concerns of the client. Our inspector will weigh the mold problem and determine the appropriate protocols necessary to define the damage and contamination. Generally, the inspector will address any visible discoloration on the walls, direct attention to musty odors, and may implement inspection of the attic, basement or crawlspace, as necessary.

There are several methods to collect suspect mold samples, which include a swab, tape, bulk or dust sample. While on-site, our inspector will select the most appropriate surface sample method to have tested by an accredited third-party laboratory. At this time the inspector will also conduct a test of both the indoor and outdoor air quality to determine the elevation of spores, if any. Any and all collected samples are sent to our affiliated laboratory that will determine the type of mold and its toxicity level. The results of the test are provided directly to our client in a detailed report, and if found that mold is present and has reached a hazardous level then our company will include recommendations for removal.

Air Quality Testing

Poor indoor air quality (IAQ) can be contributed by several factors such as carbon monoxide, elevated mold spores, pet dander, volatile organic compounds (VOCs), and other allergens. It comes to no surprise that unexplained symptoms of headaches, muscle pain, nausea, respiratory ailments, allergy-like symptoms, etc. have commanded the need for air quality testing.

Sick Building Syndrome, the unexplained acute health problems related to spending time within a building, that many employees experience in the workplace has triggered the need for healthy indoor environments. It is important to determine the quality of the air through testing for possible unhealthy contaminants.

Here at Bio Judge Mold Inspection, our inspection services include two air quality tests. Generally, we conduct two readings of the air quality inside the home. The reading will take place in the room where suspect mold is a concern. There is always a necessary outdoor comparison to determine the habitable air quality in the living spaces. Since we are exposed to the outside environment, we need to have a comparable fact to conclude whether or not the air inside the property is sufficient to live or work in.

Air samples are collected in a non-viable sampling container using a special machine that sucks air through it.  There is a slide inside the machine with a solution on it that captures particles as the air passes over it.  The machine will run for a period of time in order to collect the particles that are unseen, floating in the air. The air samples are sent to a third party laboratory for analysis.

The results of the air testing will be included in the mold inspection report that will inform you the type of mold, total spore count, background debris, and general pollen count. Our company provides an interpretation of the laboratory report that will aid in distinguishing if your property has an alarming mold problem.

Moisture Testing

The National Institutes of Health’s study informs us that the presence of moisture within a property “has been linked with occupant illnesses and deterioration of building material.” Mold cultivation is generally initiated by a water source that can stem from moisture intrusion, pipe leaks, or unnoticed water damage. Whether caused by a natural disaster, expected property wear and tear, or structural defects, the source of moisture should be discovered. Through our company’s services, the inspector assigned to your property will use an industry standard digital moisture meter to uncover excess moisture.

With a digital moisture meter we are able to determine moisture levels and identify water infiltration that may be unseen throughout the property. It is important to note that uncorrected damp materials after 48 hours may show signs of microbial growth. This growth may be visibly apparent, yet in most cases a moldy, damp smell becomes evident requiring the need for a mold inspection service.

Infrared Thermal Imaging

An additional service we offer our clients is an inspection of the property utilizing specialized infrared thermal imaging equipment. Our Infrared camera is used to find leaks, moisture intrusions, water damage, areas that may contain mold, energy loss, heating and cooling loss, fire dangers due to hot wires, or improperly installed wiring, etc.  The use of an infrared camera enhances and documents the inspection process of homes, large properties, apartment complexes and hotels. The camera, which is not much larger than a flashlight, uses an on-board computer and display screen to show thermal images that quickly identify moist, cold or warm areas, areas leaking energy, or hot wires.  Closer inspection is then conducted to confirm actual conditions and to recommend any required corrective actions.

Infrared Survey and Testing includes:

  • A comprehensive visual inspection of the areas.
  • Testing with a digital Infrared Camera to determine the location of possible leak.
  • A full report, with both digital and infrared pictures of the areas tested, will be sent directly to your email.
  • One half (1/2) hour of free consultation with a certified Interpretation Specialist.
  • All reports are legal documents.

Clearance Testing

What sets our company apart is our resolution mentality in ensuring that your property is inhabitable, comfortable, and breathable with unpolluted air quality. This inspection is to guarantee that the contaminated materials have been safely removed from the work space, the area has been appropriately vacuumed using a high-efficiency particulate air (HEPA) filter, and that the mold spore count is deemed acceptable in indoor environments.

Bio Judge Mold Inspection affords the qualifications to execute a visual assessment, surface sampling, and retesting of the air quality for the purpose of issuing a comprehensive report. It is simply pass or fail. If the laboratory results demonstrate the collected samples have acceptable microbial presence then a Certificate of Clearance will validate the work completed.
